 We will confirm the dates of your holiday in writing, on receipt of a signed booking form from together with $150 per week non-refundable deposit. Provisional bookings will be held for 7 days only. Full payment is required a minimum of 10 weeks prior to your arrival date. Our villa is licensed under Florida State Law to accept a maximum number of 10 guests. Unfortunately booking forms cannot be accepted which indicate a number of guests in excess of this figure. If you have a larger party than 10 persons please contact us anyway as we can arrange accommodation in other villas in the area to keep your party together Florida sales and tourist tax is included in the rental
price. Water, gas, and electricity (except pool heating) are included
in the rental price. Cancellation Any cancellation in whole or in part within 10 weeks of the commencement of your holiday will not be eligible for any form of refund unless we are able to re-rent the property. We would strongly advise that you take out appropriate holiday insurance at the earliest opportunity to cover this possibility and the liability aspects outlined below. Check In - Check Out Time The rental period begins at 4.00pm on the day of arrival and concludes at 10.00am on the day of departure. If our villa is empty guests may arrange through us to arrive earlier or depart later. Keys And Access Upon payment of the final balance, you will receive directions to our villa and be given the code for a 'lock box' which holds the key to the premises. Security / Breakage Deposit Prior to your stay you will be provided with a full and complete inventory of every item within our villa. An additional security / breakage deposit of $300 will be required from you with your final balance. This is to cover any damage or breakage that may occur or the loss of any item or contents within the villa. It also covers such occurrences as excessive cleaning costs, or the loss of keys, which necessitate the changing of locks. The security deposit less any such charges will be refunded by cheque as soon as the Management Company has completed its inventory and occupancy report and all keys have been returned. This will normally occur no later than 30 days after your departure. Swimming Pool The pool is used entirely at our guests own risk. It is imperative that children are supervised at all times in and around the pool area. No diving is allowed. The depth of the pool is between 3 ft - 5ft. Under no circumstances must any glassware or breakable items be taken into the pool area. The breakage of one small glass would require the entire drainage of the pool. Plastic cups, containers and plates are provided for your convenience. Please obey the pool rules which are prominently displayed in the pool area. All doors leading to the pool area are alarmed. This is in compliance with Florida State Law primarily for the protection of small children and must not be tampered with. Smoking

Liability Although every effort is made to ensure that the villa is in perfect order for your holiday, we cannot accept liability for any third party claim, accident damage, or loss to you, your property or for any medical expenses, however incurred. |

Smoking
is not permitted within the villa. This ensures that the villa
is maintained to the highest standards for all our guests and avoids complications
with the sophisticated smoke detection system. Should the management company
find evidence of a breach of this condition it will be taken into account
when assessing the refund of your security / breakage deposit. Your co-operation
in this particular aspect is requested and appreciated. 
While
we try to accommodate our guests and deal with their requests we regret
that we are unable to allow pets of any kind in the Villa.
